Madrid is moving ahead with Los Cerros, a major new urban development in the Vicálvaro district designed to become the city’s next “green lung.” The project will include 14,276 new homes across 4.7 million square meters, with only 12% of the land buildable and the rest reserved for green spaces and public areas.
One of the project’s highlights is its 1.7 million square meters of green areas, making the central park larger than El Retiro. Los Cerros aims to combine housing and nature through a sustainable urban model that integrates parks, gardens, and forested zones throughout the neighborhood.
More than half of the homes will be subsidized, ensuring affordable housing options. The development will include 7,138 free-market homes, 5,099 price-limited homes, and 2,039 basic subsidized homes, subject to the requirements set by the Community of Madrid. The land is provided by a mix of private owners and public administrations.
The project also focuses on environmental quality, with plans to plant 7,000 trees, 100,000 shrubs, and reforest 2,500 plants, helping to improve air quality and reduce pollution.
Los Cerros will feature 12.7 kilometers of bike lanes, pedestrian-friendly streets, and sustainable mobility solutions aimed at reducing car dependency. Located between Coslada, El Cañaveral, and San Fernando de Henares, it will have direct access via the M-45, R-3, and M-203, with express bus and EMT lines planned to connect it to the rest of Madrid.
