Rising housing costs are no longer limited to central Madrid. The real estate boom is rapidly spreading to the suburbs, where several municipalities are now experiencing sharp price increases, in some cases reaching up to 22% year-over-year. Areas that were once considered more affordable alternatives to the capital are now facing growing pressure as demand continues to rise.
One of the most striking examples is Torrejón de Ardoz, which has become a key hotspot in the region’s property market. Rental prices have surged significantly, with average costs reaching around €14.3 per square meter in early 2026, marking an annual increase of over 18%. Property sale prices are also climbing, reflecting strong demand and limited supply.
This trend is being driven by a combination of factors, including a shortage of available housing, buyers seeking more affordable options outside the capital, and the spillover effect from Madrid’s increasingly expensive city center. Well-connected municipalities like Torrejón, located in the Henares corridor with strong transport links, are particularly attractive to families and commuters.
However, as prices continue to rise, these suburban areas are gradually losing their reputation as budget-friendly alternatives. With average property prices in some parts of Torrejón exceeding €2,900 per square meter, the gap between the capital and its surrounding areas is narrowing.
If housing supply does not keep up with demand, experts warn that price pressures will continue to expand across the metropolitan area. What was once a localized issue in Madrid’s central neighborhoods is now reshaping the entire region’s housing market, raising questions about long-term affordability and the future of suburban living.
